The city of Winona wanted to protect two natural features—bluff lands and a trout stream—while finding a feasible way to build single-family homes in the area. The developer hired Barr to design a conceptual layout for the Cobblestone Creek development that would enable residents and nature to coexist.

We used the principles of conservation subdivision design to identify land areas to be preserved and protected, such as the trout stream and its buffer zone, steep slopes, and mature woodlands. Our low-impact site design includes green space behind every home, interconnected park space for an extensive trail system, and community access to the stream, bluff top, and springs. Stormwater is managed using rainwater gardens and by minimizing impervious surfaces to reduce the runoff volume.

In addition to site design, Barr also provided permitting and bidding assistance, created documents necessary for final plat approval, and developed construction documents.
